As a top producing REALTOR® in Solano County, I closed an average of 50 transactions in each of the last several years, including several for over one million dollars. More than three-quarters of my transactions were those in which I represented the seller; for almost a quarter of those, I also brought the buyers to the transactions. A Short Sale occurs anytime the value of the property is less than the amount owed to the lender and the lender agrees to write off the difference. Short sales may be forced by a variety of situations: job loss, loss of income, divorce, medical bills, or changing payments on adjustable rate mortgages (ARMs).

Why would a lender agree to a short sale? Lenders want to avoid spending time and money to foreclose, evict borrowers, and resell properties. They want to avoid paying property taxes, insurance, maintenance and repairs. They want to avoid risking theft and vandalism to the property. Before the mortgage lenders will consider a short sale, they need to know financial information about the seller and why the seller cannot pay the loan. The seller will need to submit information to the lender to assist the lender in deciding whether to accept a short sale.

Paul Winders is a Real Estate Broker, involved parent, and active member of the community. He was born and raised in Vallejo, California giving him first-hand knowledge of the area and its real estate market. He currently resides in Benicia, California and has had his real estate business and home there since 2001. Paul has sold over 900 properties in areas as far north as Redding, east as Auburn, south as San Jose and west as San Francisco.

In addition to his expertise in residential real estate transactions, Paul has extensive experience representing buyers and sellers of business opportunities, investment properties, apartment buildings, and industrial/commercial buildings. Paul has served on the Board of Directors for the Solano Association of Realtors, as a founding board member of the new Benicia Education Foundation, past president of Vallejo Suburban Kiwanis, and a member of the City of Vallejo Beautification Committee, Community Development Commission, Youth Activity Commission, and the Solano Drug Advisory Board.

We have open and productive relationships with many asset management companies including Premiere Asset Services (Wells Fargo Bank), Atlas REO, Green River Capitol, EMC, Carrington Mortgage Services, Old Republic Title and CitiBank. We have sold over 120 bank owned homes over the last two years. We can supply references from asset managers upon request. We maintain our properties, inspect them weekly and work hard to avoid problems with code-enforcement, theft, and squatters. We are members of several multiple listing services covering most of northern and central California. Paul maintains long-term relationships with sellers making him privy to new potential listings prior to them being available market-wide. We provide automated email notification to buyers advising them of new listings the minute they enter the marketplace. Our experienced buyer‘s agents provide the time and attention clients deserve.
Our relationships with banks and asset management companies enable our buyers to purchase property at competitive prices.


Sellers Representation

In addition to banks, we enjoy great relationships with private sellers. WE provide extensive and aggressive marketing through multiple listing services, agent phone recorded information, internet flyers sent to thousands of buyers and agents, and much more. We also provide accurate, well-justified price opinions. We prepare properties for sale by arranging an array of services from landscaping to interior staging.
We aggressively market our properties with frequent internet flyers to thousands of potential buyers and agents, paper flyers in each property, Craigslist and other internet marketing forums, frequent open houses and broker tours. We promptly return phone calls and represent buyers on many REO transactions.
